R E S I D E N T I A L

When it comes to residential design, we try to realize the essence of the house and execute this specifying the best craftsmanship available. We like spaces to flow one into the other and from inside to outside, we are in Southern California after all. On renovation project we also take great pride in the functional practicality and high utility of our projects by improving the performance of the envelope and bringing older homes up to present day standards.

LANARK RESIDENCE
LAKE BALBOA (VAN NUYS), CA

Third of five houses done with Homer USA Inc. These were five houses bought in the late 1970's early 1980's as investment properties. They have been rental properties since then and were quite run down. Our challenge was to bring them into the 21st Century. We added 600 square feet to each house, upgraded all the systems, all new windows, doors, kitchens and bathrooms and got a lot of bang for the buck on a limited budget in this up and coming area of the San Fernando Valley.  This house was singled out as the "Home of the Day" in the "Hot Properties" section of the Los Angeles Times.

WILLAMAN DRIVE RESIDENCE
BEVERLY HILLS, CA

This was a complete gut of a traditional home in the "Flats" of Beverly Hills, this house was untouched since the 1950's. we took out many of the walls using long-span beams and opened up the floor plan. we re-insulated all walls, changed out all doors and windows, all new systems and put in an all new kitchen and bathrooms.

ARTIFICIAL ISLAND GUEST HOUSES
BAHRAIN, MIDDLE EAST

These were an exercise to create 6,000 square foot artificial guest houses adjacent to the main new palace for Her Royal Highness, the Princess of Bahrain. We did them both traditionally and ultra-modern.
